cannot be, I always walk there from Sunflower, unless you are those that consider walking from Bui Thi Xuan to Ben Thanh is far than I understand liao....
me can walk Ngyyen Trai from D1 to D5 no problemo, ask those that walk with me before, especially my BIL-VK
From But Thi Xuan head down to where the Coopmart is, than turn right and walk down, you will find the Hospital on your right, look diagonally across and you will see a black 3 to 4 storey building with a Cafe, go that street and walk down a bit more you will find Festival Massage on the left side of the street, in front is a Deli shop.
