From what i have gathered on this chat is, basically feel free to venture out and be ready to be surprised.

With that in mind, which districts should I focus on? District 1 seems like its the tourist trap (would you still be able to find value there). District 3? Also obviously as you move away from the city center the prices premium drops, so is there a benchmark to follow.

Also just to clarify.
